The property comprises approximately 430 hectares of good-quality, sandy loam soils with medium organic matter levels, well suited for agricultural production with very good yields.
The strictly livestock areas include 80 hectares of excellent-quality elevated ground, fully fenced, and 32 hectares of islets within the lagoon that can be improved with pastures and serve as resting areas for cattle.
Approximately 630 hectares are dedicated exclusively to livestock farming, characterized by temporary waterlogging, where pastures adapted to moist soils can be established.
The lagoon "La Cautiva," along with its flood zones and natural springs, covers approximately 800 hectares.
The homestead area features the main house, a barn that includes storage rooms, a guest house, and a tack room, a machinery shed, a staff kitchen, and the farm manager's house, all set within a well-maintained park. The area has access to electrical power. Adjacent to the homestead is the main cattle-handling facility, equipped with an individual scale, a loading ramp, and five silos currently out of use. The internal roads of the property, as well as the roads along the canal, are in good condition.
